Brokerage

Until just a few years ago the brokerage industry in Maine was exclusively seller-broker oriented. This means that every broker was representing the seller in a transaction and his or her ultimate fiduciary duty was to the seller. Buyer-brokerage swept across the country in the late 1980's, reaching Maine in the early 1990's. Now a growing number of brokers hold themselves out to be exclusive buyer's agents. This means they never list properties for sale and always represent only the buyer in a transaction.

With Blue Water Properties we do something unique in coastal Maine brokerage; involve ourselves with a very narrow band of properties (those with saltwater orientation) over a two county area including four ocean peninsulas and more than a dozen communities. We feel that it is not practical to limit our services in such a specific market to just one form of representation. Therefore, we practice both seller and buyer representation. How does this work?

On the occasions when a buyer-client wishes to see a property listed by that broker, we ask the parties to assent to an arrangement known as disclosed dual agency wherein the broker is limited by law to a role akin to a facilitator with only limited ability to advise either party. Regardless of who we represent, we strive to be fair, open and direct with all parties while providing the highest level of service to our clients. This includes thoughtful stewarding during the pre and post contract period; assisting with contingency inspections, financing and myriad other closing details.

Growing out of our brokerage service contact with clients, we make a pointed effort to remain a steadfast source of information, counsel and support years after the sale. If we do our job properly, clients never become "former clients" and the relationship continues as property owners or their fiduciaries seek able assistance in any of the following areas:
